Midwest First Financial, Inc. is a real estate investment company which purchases:

  1. Performing and Sub-Performing loans secured primarily by 1st lien positions on Single Family Property;
  2. Non- and Sub-Performing loans secured by Commercial Property - multi-family, industrial, office and retail;
  3. REO pools and single REO properties from institutional sellers; and
  4. Commercial Real Estate - primarily properties trading at a discount to market due to necessary lease-up, rehabilitation, or other factors

Midwest acquisitions would preferably fit within these parameters:

  • Single Loan Balances from $100,000 to $450,000
  • Loan Pool Balances from $300,000 to $5,000,000
  • REO Pools - Residential and Commercial
  • Real Estate Investments from $100,000 to $2,000,000

Midwest First Financial, Inc. has the ability to close transactions quickly, usually within 24 hours of finalizing deal terms and due diligence.


Midwest's strength is our ability to quickly evaluate single loans or an entire portfolio and to close with cash. We are an acquisition oriented company. Our goal is to move the acquisition process in an efficient and discrete manner. We realize the importance of time and will close most transactions within 15 business days.

The Process...

Midwest First Financial can evaluate a single loan or pool of loans and give you an indicative price within hours of receiving some basic information:

  • Mortgagor Name
  • Unpaid Principal Balance
  • Lien Position
  • Most Recent Appraisal or BPO Value
  • Collateral Type
  • Property Location
  • Paid Through Date
  • Interest Rate
  • Maturity Date
  • Monthly P&I

Upon acceptance of our indicative price, we require a short due diligence period, usually around 10 days, to review loan files and obtain broker price opinions on the collateral. Upon completion of due diligence and acceptance by both parties of all terms and conditions, a mutually acceptable Purchase and Sale Agreement is executed and Midwest will fund immediately.
